The design phase of an architectural project is typically divided into three phases, each of which involves a different level of detail and requires approval from the client before moving on to the next phase.
Our skilled and experienced team plays a critical role in the creation of high-quality site plans, floor plans, and roof plans, ensuring a detailed perspective and that the project is completed on time, on budget, and to the satisfaction of all stakeholders.
This involves the preparation of detailed plans, specifications, and schedules that document the entire design process, where our design team works to finalize the design and ensure that it meets the client's requirements and budget.
We provide highly detailed plans as Shop Drawings that translate design intent into specific instructions for fabricators. They provide information that is necessary to manufacture, fabricate, assemble and install all the components of a structure. This includes materials and dimensions required, as well as explanations for assembly, installation, and erection.
With As-built drawings we keep a record of what was actually built, including any deviations or changes from the original plans. Our team ensures that the finished product meets the original design specifications, and they can also be used to make future modifications.
In this initial phase, our team works with the client to identify the project's goals and requirements and develop a conceptual design for the project. This phase involves creating rough sketches, diagrams, and floor plans to explore different design options and establish the project's overall scope and direction. Once the client approves the schematic design, the project moves on to the next phase.
Then comes Design Development Phase (DD), where the architect further refines the design and develops more detailed drawings and specifications. This includes creating detailed floor plans, elevations, and sections, as well as specifying materials, finishes, and other design details. The architect also begins to coordinate with engineers and other consultants to ensure that the design meets technical requirements. Once the client approves the design development phase, the project moves on to the final phase.
Construction Documentation or CD is the final phase. In this, our skilled team prepares detailed construction drawings and specifications that contractors will use to build the project. This includes creating detailed plans, elevations, sections, and details for all aspects of the project, as well as coordinating with engineers and other consultants to ensure that all technical requirements are met. The architect also assists the client with obtaining necessary permits and approvals. Once the construction documentation phase is complete and the client approves the final design, the project is ready to move into construction.
